MALL OF EGYPT, CAIRO
Mall of Egypt stands as one of Cairo’s most significant contemporary retail and entertainment developments, redefining the city’s western gateway and establishing a new benchmark for large scale commercial destinations in Egypt. Delivered at scale, the project combines a dominant regional 400 unit shopping mall with leisure, entertainment and public realm components, creating a year round destination that serves both Cairo’s growing population and international visitors.
The development brings together a diverse mix of international and regional retail brands, major anchor tenants, family entertainment, food and beverage precincts, and public spaces designed with sustainability at its core as recognised by its LEED Gold certification. At its heart is a highly activated internal streetscape and entertainment core, including one of the region’s first indoor ski facilities, positioning the project as a flagship lifestyle destination rather than a conventional enclosed mall.
Strategically located on the Cairo–Alexandria Desert Road, Mall of Egypt plays a critical role in supporting west Cairo’s rapid urban expansion, acting as both a commercial catalyst and a new social anchor for surrounding residential and mixed-use communities. The project demonstrates how large format retail, experiential programming and integrated infrastructure can be combined to deliver long term commercial value while responding to local cultural and climatic context.
Delivered in partnership with international consultants, contractors and local authorities, the project exemplifies the complexity of major destination led developments in emerging markets, requiring disciplined governance, integrated programme management and careful coordination across multiple stakeholders to achieve successful outcomes at scale.
Our Role at Mall of Egypt
Our role was to lead the project management of the Mall of Egypt from inception through to completion, guiding the development from early feasibility and concept definition through detailed design, procurement, construction, commissioning and opening. Delivery occurred during a period of profound political and social upheaval in Egypt, requiring calm, decisive and adaptive leadership to maintain momentum, protect value and ensure continuity across all phases of the project.
This role extended beyond traditional project management to include stewardship through uncertainty, aligning international investors, contractors, consultants and authorities during rapidly changing conditions and making timely, informed decisions to manage risk, safeguard programme certainty and maintain stakeholder confidence.
Responsibilities included programme and cost management, coordination of complex international and local design teams, procurement and management of contractors and consultants, interface management for major anchor and entertainment tenants and close engagement with government authorities and utilities.
