Our Role at Khams Shamat

In a previous capacity, one of our founders served as Head of Delivery for Khams Shamat, with responsibility for leading the initial masterplanning and approvals, and establishing in-country site operations for the programme. The role encompassed oversight of detailed design and delivery for the Phase One assets which included the new regional shopping mall (Mall of Syria) including the destination leisure offers, the town square and surrounding residential and office buildings.

This included coordinating multidisciplinary teams, working with local authorities on permitting and utilities, and setting up construction logistics, governance processes and delivery controls appropriate to a complex international project. The experience of mobilising and delivering a major mixed-use development in a challenging regional context continues to inform our approach to risk, implementation discipline and stakeholder coordination on city-scale projects today.

Khams Shamat is a master planned mixed-use district located in Sabboura, approximately 15 minutes from central Damascus on the route linking the city to Beirut. The 100-hectare site sits at the foothills of the Syrian mountains and was conceived as a new urban extension — an international-standard destination shaped around walkable neighbourhoods, generous green spaces and an active public realm. The aspiration was to create a contemporary district that could support Damascus’ growth into the 21st century, setting a benchmark for future expansion while providing a resilient and sustainable urban structure for residents and visitors alike.

The completed plan brings together residential communities, commercial districts, hospitality venues, civic spaces and parks, anchored by a major regional shopping destination — the Mall of Syria. Central to both the mall and the wider masterplan is Khams Al Shamat Town Square, envisaged as a civic gathering place and social heart for community events, celebrations and everyday life. Developed across multiple phases, the programme represented a significant private-sector investment intended to catalyse wider economic activity and establish new standards of quality and delivery in the Levant region.
